Brewster building nearing completion in historic downtown Galt

At the Brewster building – the necessary accessibility and seismic upgrades to this historic structure was accomplished in large part by adding a ‘strong’ steel and glass elevator tower – which also provide a compatible but crisp distinction between historic fabric and new.

The Brewster Building in Downtown Galt

The historic adaptive reuse design by Applied Architecture’s Mike Malinowski AIA for Galt’s historic Brewster Building (the original Odd Fellows Hall) I nearing completion.  We added a steel and glass elevator shaft adjacent to the historic façade to solve both the vertical circulation need, as well as the earthquake dilemma posed by the original glass and wood façade.  The contrast makes it clear where the new and old meet, while the proportions and details of the steel work have a historic feel to them akin to the steel work from railroad structures.  The building faces the main rail tracks that cut through Galt, completing the visual linkage between past and present.

East Sacramento Second Story Addition

Work In Progress: 219 39th St

This is an East Sacramento 2nd Story addition and whole house remodel. The existing first floor (1015 sf) was stripped to the studs and a new 2nd floor is being added (over 1000 sf), plus adding a new entry and covered rear patio.  This is a large project being done for less than 225K – a reflection of the values in construction right now.

The X Lofts are Coming

The X Lofts is an Applied Architecture Project.  Phase one is nearing completion: a 1910 era bungalow lifted to incorporate two edgy lofts.  Phase two will begin construction soon: a boldly contemporary new building with high ceilings and industrial finishes.  These residential rentals include ‘tandem’ units where two people share ‘one’ unit; some of the tandem units are like ‘separate apartments’ with each person having their own entry from outside and their own private bedroom, bath and living space, cabinetry, refer, sink and hookups for a personal washer/dryer.
